Property taxes

Property taxes are a local tax levied on real estate in Switzerland. Rates vary between cantons and municipalities and are based on the rental value of the property, calculated by the tax authorities according to its size and location.

In general, property taxes are deductible from income tax, which can reduce the tax burden. Owners must nevertheless keep an eye on local regulations and payment deadlines to avoid penalties.

Individuals

Capital gains taxes

Gains made on the sale of real estate in Switzerland are subject to them. Rates vary with the holding period and the seller's tax residence: non-residents are subject to a withholding on the sale amount.

Gains on property held for more than five years are tax-exempt in Switzerland. The costs related to the sale (brokerage, lawyer and notary fees) can also be deducted from the taxable base.

Rental income

Owners of rental properties are subject to tax on rental income. Rates vary between cantons and municipalities and are based on gross rental income.

Management, maintenance and insurance costs are deducted from gross income to determine net rental income. In general, owners are not subject to VAT on rental income, but can recover it on maintenance and investment costs.
